Inova Hospital Redevelopment

In October, 2026, the City received an application to redevelop 4320 Seminary Road, the site of the existing Inova Hospital pending the Hospital's move to the new West End Development/Former Landmark Mall.  This page provides information related to the site's redevelopment.

Background

The existing 34-acre Inova Hospital site consists of two parcels at 4250 Seminary Road (28-acres) and 4320 Seminary Road (6-acres) split by N Howard Street. The current facility opened in 1962 with several additions and expansions through the mid-2000s. In June 2021, the City Council approved a rezoning request of the site from the R-8 and R-20 residential zoning districts to the RB / Townhouse zoning district. In 2028, the current hospital will close and relocate to the new Inova Alexandria Hospital campus at WestEnd Alexandria (see: Landmark/Van Dorn implementation). NVR, Inc. is now proposing to redevelop the current hospital campus into a townhouse community in-line with the 2021 rezoning. This page will provide the development applications associated with this proposal.
